Wow, so we have the lowest inventory of single family, detached, resale homes that we have had in a while! What does that mean to you?
If you are a SELLER, this means that you stand a good chance of getting your home SOLD fairy quickly. Don’t let the statistics fool you, however. It means you still have to price your home correctly, you still have to pick up the socks from the floor and you still have to hire the REALTOR who is going to study the market, manage the sale and make sure you get your home to the closing table.
If you are a BUYER, this means that you have to act fast and be PREPARED! Preparation musts are:
- Prequalification – always and forever. This will never change. Call a recommended lender. Make sure they are checking your credit and your employment status. Have them issue an approval letter. This letter must be subject only to “no changes in employment” and “appraisal and purchase agreement”. You must have a letter like this to make an offer. Must I say this again? You must have a letter like this to make an offer.
- Choose a REALTOR who is going to find you the best home in the area of your desire and who will advise you of the market conditions and will present an offer on your behalf quickly and professionally. Commit to this broker by signing a Buyer Broker Agreement so that they know you are serious about buying a home.
