Choosing a Realtor in Albuquerque

How to Select the Best Realtor to Meet YOUR Needs

Searching for your dream home can be a time-consuming experience. Working with professional REALTOR® will make the process much more efficient.

Since most people spend a fair amount of time with their REALTOR®, it’s important to choose a Realtor® you feel comfortable with, and one who is responsive to your needs. The following questions will help you decide if a particular REALTOR® is right for you:

  • Do they return your phone calls?
  • Do they ask you questions to determine what you want/need in a house?
  • Do they perform a financial analysis to help you determine how much you can afford?
  • Do they explain things clearly?
  • Do they suggest financing methods?
  • Do they seem knowledgeable about the community?
  • Do you feel comfortable spending time with them?

10 Questions to Ask Your Realtor

  • What will you do for me?
  • What kind of plan do you have to market my home (sellers) or to find a home (buyers) for me?
  • Do you have time to devote to my needs?
  • How often will you communicate with me and how will you do it?
  • How do you decide what price to recommend to me (to sell or buy)?
  • Explain to me how “real estate” works. What will happen in this process and what is expected of me?
  • What type of training or education do you have in real estate?
  • What happens if I am not happy with your services?
  • What references can you provide about yourself and your firm?
  • Are you a REALTOR®

If the answer to most of these questions is “Yes” – you’ve found yourself a great Realtor®.

My Resume

If you find yourself answering “no” to many of these questions, or to any individual questions that are important to you, you should keep looking until you find a Realtor® you feel comfortable with.

It’s AMAZING How Casually Many Buyers Select a Realtor!

Linda is always surprised at how casually many buyers select a New Mexico real estate broker. Often it’s not even understood that the Broker is that buyer’s legal representative.

That’s why she urges anyone who is embarking on a real estate purchase to contact her to schedule a Buyer’s Consultation. This can be done over the phone or in-person during your first appointment before seeing homes. Linda believes you will become fully aware of all aspects of the buying process, and feel more comfortable during your buying process.

The following are items that will be covered during your appointment:

  • Representation: Broker relationships as New Mexico defines them
  • Professional Services Agreement: Hiring a real estate Broker: like “listing” a real estate company the way a seller does
  • Guarantee: We will go over how we guarantee that we can help you find your perfect home in the perfect area
  • Making Your List: How to identify property that fits your criteria: sources of property listings
  • FSBO sales: How your real estate professional represents you when the seller is unrepresented
  • Financing: How to select a compatible loan officer as a member of your property purchase team
  • “I’m just picky” Linda’s confession of why she thinks some properties are worth considering and why she suggests you should avoid others
  • Seller Disclosures: What a legally-sufficient disclosure must contain and what a seller does not have to tell you
  • Purchase and Sale Agreement: The MLS purchase documents, how they protect your rights as a consumer, and what your obligations are
  • Negotiation Strategy: What types of proposals to a seller have the best chance of success; competing when there are multiple offers
  • Property Inspections: How you choose inspectors based on what you know about a property, and what more you need to learn
  • Negotiating Repairs: What are issues that really need to be addressed, and what is best left to the next buyer
  • Closing Process: What do you have to do to stay on schedule and how does your real estate professional keep all the balls in the air?
  • Concierge Services: Linda’s team “lists of everyone involved in helping you with your home” and how it makes your real estate life easier.
