How does real estate work during a crisis like this?
People are still under contract to buy homes. The process still needs to go forward for them! I will be sensitive to everyone’s needs during this process..the home inspector, the seller, the buyer. I will not demand that someone be present if they don’t want to be. We live in a virtual world, and fortunately, many things can be handled remotely without compromising someone’s safety. Facetime an inspection and virtual meetings can accommodate the sharing of information.
I have always and I will emphasize, that I offer Virtual Meetings for my clients through various methods like FaceTime or Zoom. I have shown homes with video conferencing, I have had my clients attend inspections using video conferencing. I am flexible.
Buyers who are interested in moving to a community should make sure they are prepared with a letter of Proof of Funds in order to see homes. Sellers are going to be increasingly more concerned with the security and safety of their homes. If a buyer is interested in getting to know the community first, I will be glad to send data sheets of different neighborhoods for drive-through tours to get acquainted with the areas. This is safe for everyone!
Sellers still need to sell their homes, personal situations do not change circumstances. I will respect personal wishes for a safe environment and I will think of ways to assist without exposing anyone to unnecessary risk.
I will be flexible with dates and accommodate electronic signatures for extensions and offers when necessary.
I will talk to your lenders and your inspectors about extensions and accomodating these unique times. Inspectors are already implementing their own policy changes which may require special attire and limiting the number of people attending an inspection.
We are in unique times. Be nimble, be creative. Dig deep.
