COVID-19 FAQs – Keeping Home Sellers Safe During A Pandemic

As your trusted real estate advisor, I take the role of providing your with all the tools you need to achieve your real estate goals very seriously. These are unprecedented times, and I have developed a detailed plan and strategies to make your real estate transaction a safe and memorable experience. Here is how I’m keeping my home sellers safe:

Q: Can I still sell or show my house during the Coronavirus pandemic?

You absolutely can sell your home! Some showings are being done virtually with Face Time walk-throughs. In-person showings are done responsibly, with the REALTOR wearing face masks and gloves, as well as the clients. Door handles, light switches, and cabinet handles are sanitized for cleanliness. Only the buyer who has an immediate interest in the home is to attend showings.

Q: Do you meet personally with your clients?

Yes, but if you prefer I can use a video chat to communicate with you as well. If I meet in person it is with the required social distance and in an open environment, as you feel comfortable.

Q: Will I be able to have renovations or repairs done?

Yes, contractors in our area are considered essential services. They can do repairs and renovations following the CDC guidelines for protection. It is advisable that you limit your exposure to workers by being outside or distanced from their workspace.

Q: Do you do open houses and property showings?

Virtual open houses get a lot of traffic, so a Face Time virtual open house will go viral immediately! No in-person open houses are currently permitted. I do show homes by meeting my clients at the homes and using all the required protocols. I ask the buyers to do a drive-by before scheduling to make sure they are looking at the desired neighborhood and area that they prefer. A prequalification letter is required and high motivation. Not a good time to kick tires!

Q: How are you presenting offers to sellers?

All contracts can be reviewed and signed electronically. If you want to meet on a Zoom call, we can go over the paperwork as if we were in person together by sharing screens and documents.

Q: Do I have to attend closing?

You can sign with a personal visit from a notary, you can sign in your car or you can sign in person at the title company. Your broker cannot attend the closing in person, but I have been meeting on the phone with my clients while they are signing, just to make sure to be there for any questions or concerns.

Q: How are appraisals, inspections, and photography handled?

The appraisers and inspectors are all essential, and they will visit the home with limited exposure to themselves or their clients. The appraisers and inspectors ask that they be in the home alone, and they will follow all required
COVID-19 protocol. The photographer will also visit the home only after all residents have left. They will follow all required protocols and will leave the home as they find it. These photography sessions usually take 45 minutes to an hour, depending on the size of the home.
