“Year to date Real Estate sales increased by 17% from last month. The national trends are showing the market is
starting to slow down but New Mexico isn’t seeing this trend,” says Danny Wm. Vigil, NMAR President.
Median home sale price decreased from $285,000 last month to $284,000 this month. We did see an increase of
14% from August 2020, $250,000. Santa Fe County reported the highest median sold price for another month,
$512,250. Bernalillo County is showing an increase of 3% from July for Single-Family Attached homes. Bernalillo
also saw a slight slow-down of 7% from July 2021 in median sold price for Single-Family Detached homes.
“National trends are showing active listings decline but New Mexico counties saw increases from last month”, says
Steven Anaya, NMAR CEO. “The pandemic has helped sustain the Real Estate economy. Freddie Mac is reporting
the lowest 30-year fixed mortgage rates are now at 2.86%, and we think this is why New Mexico Real Estate isn’t
slowing down.”
Real Estate activity resulted in a total volume of over $901,017,374 in August. This is a 3% increase from July,
$872,823,041 and a 10% increase from August 2020, $818,112,982.
New Mexico is also showing the average days-on-market down 41%, 39 days from 66 days this time last year, and
up from 34 days this past July. Bernalillo, Los Alamos, and Sandoval Counties continue to see close to single-digit
days-on-market.
