So, essentially, if you don’t have an accurate representation of past sale prices and square footage (because that isn’t recorded accurately either in the assessor’s office) you can’t get an accurate evaluation of a property.
It is important to remember that Zillow, Trulia, Realtor.com and other public sites which display real estate information, are only advertising companies. They do a terrific job advertising homes for sale! They are great shopping sites for properties, they are not REALTORS and are not the in-person, boots on the ground professionals that guide you through the rest of the process.
