Selling your home is a serious process and should not be handled lightly. It is, perhaps, the largest asset/investment that you have and should not be handled by a broker with limited knowledge of the current market trends, the current Albuquerque real estate laws and customs and the current contracts. Albuquerque real estate contracts have become so complex that if details are missed, so could be your sale.
When I list your home for sale, I begin with a complete Market Analysis of the area, a thorough walk through and an interview with you about what you know about the home and the home’s history. I prepare you by going over all of the important documents that you will need to sign. I will ask for floorplans if available, past appraisals, surveys and what you owe on the home so that I can give you realistic expectations of your home sale. Some of these items could even save you money!
Once you receive an offer the real work begins for me! I will review the offer with you, analyze the qualifications of the buyer and organize the timing of each inspection and compliance date in the Purchase Agreement. This is where the real work begins for me – and we work as partners together to ensure that all items go smoothly. I will help you with setting up utility changes, moving company deadlines, and scheduling for repair vendors as needed.
