I had great news about my roof on my home today. I don’t need a new one. I live in a home built in 2004, and I have a flat tar/gravel roof that is common in these parts of Albuquerque, New Mexico. I don’t even need a repair.
How did I get so lucky?
Maintenance. I don’t wait for a problem. I regularly call out my trusted advisors to look at my home’s systems. I do this twice a year. I do this before the seasons change.
A few years back I called my trusted roofers out and they said “maintenance….your roof needs a little tweaking.” So, I took their advice and we tweaked. They refinished the roof, and from that point on I have been cleared of any maintenance.
At today’s inspection I fully expected them to say “we need to do a little work.” None. Good to go, he said, for another couple of years before we need any more maintenance..but next spring I will call them out just to make sure that nothing over the winter has changed the condition of my roof.
I do the same thing with my HVAC systems and I regularly have a plumber come out and check connections and fix any leaks no matter how small.
I also maintenance a home service warranty on my property, which will cover failures of mechanical items.
The lesson to be learned here is not to wait for a problem, be Zen and be proactive. Have a healthy home and it will repay you every year!
