I just attended a fantastic presentation done by one of Albuquerque’s premier builders – Las Ventanas Homes. Scott Ashcraft took the time to give us some great tips on how to work with a builder on behalf of buyers, and also what to look at for while choosing a builder.
BEFORE YOU GO UP, YOU HAVE TO DIG DOWN
First, it’s more than just the dirt. Dirt can be cheap – but then it can be expensive if you don’t choose correctly and do your due diligence. As Scott put it, you have to

A lot can be beautiful, level, have great views in a great location…but if you don’t know what is underneath, it can cost you more than your budget expectations. Your REALTOR will make certain that you get the correct tests and research done, and a great builder will know which tests need to be done based on the location of the lot that you are viewing.
To avoid this pitfall, have your REALTOR help you choose a trusted builder that can help you determine if the dirt you have or are thinking of buying, is suitable for your home project and budget. They can suggest testing and research that can help you determine how good of a fit your dirt is for the home project.
Materials are important…
The next thing is to make sure you are choosing correctly for your price range. It’s not all about square footage! Have the builder suggest levels of products and finishes that are within the home to make sure you are adding in value to enhance your home without going over the budget or under-improving your home. A high end home with inexpensive finishes will just not make the cut on value should you decide to sell in the future. This is where your REALTOR and your builder can collaborate on ideas and recommendations to make sure you choose correctly.
Track records..
A good builder also has a good track record. Make sure that your REALTOR knows the builder, knows the track record, can research homes that builder has completed in the past. Talk to your lender about the builder you are choosing. Sometimes the bank will require that the builder submit financials at the same time that you are getting prequalified.

A great builder will honor your relationship with your REALTOR and enjoy that you are being represented by a professional in a collaborative effort.
