When making an offer on what you hope to be your next Albuquerque home, where do you think the final accepted price will be?
Some areas differ in what is expected by a seller, and how the sellers may react to your offer. In some areas of the U.S. it is okay to make a 20% off list price offer…different areas, different expectations.
In the Albuquerque area, sellers will often drop their prices incrementally until they “find” the next buyer’s eyes. When found, that buyer usually steps up and produces an offer with expectations that it will result in an accepted offer. Over time that expectation has been that a home will close at approximately 97-98% of list price. This graph proves that scenario has been the expected result.
